Aurora Launches Down Payment Assistance Program for Wide Range of Homebuyers

The city of Aurora has launched a new down payment assistance program designed to help more residents achieve homeownership.

This unique program will cover up to 10% of the purchase price for qualifying homebuyers, making it a potent tool in Aurora’s housing toolbox.

Supported by funding from Colorado’s Proposition 123 — voter-approved legislation that expands statewide housing resources — the opportunity will run through Oct. 31, 2026, or until all of the city’s grant funding is distributed to households.

The program is intended for homebuyers who meet the following criteria:

  • The home must be located within the city of Aurora.
  • Eligible households may earn up to 120% of the area median income (AMI). In the three counties Aurora occupies, that translates to an annual income of up to $168,120 for a family of four. This makes the program accessible to a wide range of working families and individuals.

Qualified buyers can receive assistance starting at 4% of the home’s purchase price, helping reduce upfront costs and make homeownership more attainable.

Assistance is provided as a silent second loan, meaning no monthly payments are required. The loan is only repaid when the homeowner sells the property, refinances, or pays off the primary mortgage.

"We are proud to launch the Down Payment Assistance Program to make homeownership more achievable for the families and individuals who call Aurora home,” said Sarah Pulliam, the city’s housing and community development manager.

The city received a $720,000 grant from the Colorado Department of Local Affairs for this program. Those dollars were drawn from a revolving loan fund that is fed by Proposition 123. Backed by voters in a statewide election in 2022, that measure directs a portion of state sales tax revenues to projects, programs and initiatives that are dedicated to improving housing outcomes in communities across Colorado.
