13th Avenue Station

Location: The R Line between I-225 and residential areas to the east, with station platform located in the center of a parcel of RTD-owned south of RTD's East Metro Bus Facility

Parking: 250 commuter spaces

Vision: The Fitzsimons-Colfax and 13th Avenue Station Area Plan identifies a vision of transit-oriented housing and office uses in this area that take advantage of proximity to the Anschutz Medical Campus and Toll Gate Creek. The undeveloped land at this station could be designed with developments that front onto Toll Gate Creek.

Zoning: TOD zoning is available in this area, and properties not zoned TOD can be rezoned at no cost to the property owner.

Other Land Details: In addition to the RTD-owned parcel, a 15.4 acre parcel of undeveloped land exists south of Toll Gate Creek.

Connectivity: The city is improving pedestrian access to the station via a new pedestrian bridge across Toll Gate Creek at the terminus of 13th Avenue west of I-225. This will enhance the existing trail system that connects several area neighborhoods and schools, and the planned Toll Gate Creek trail that will connect to Sand Creek Park and the Sand Creek Greenway Trail.

Coming Soon: Toll Gate Creek Regional Trail Improvements (Phase 1 and 2): $5,683,000 (federal funds), $1,422,000 (city match), $500,000 (Arapahoe County grant), $600,000 (additional city funds)
Constructs three miles of 10-foot-wide, concrete trail (filling in the gap in this regional trail) between the High Line Canal at Chambers Road and the existing Toll Gate Trail near Montview Boulevard; creates connections to two light rail stations and grade-separated crossings at all streets and light rail tracks; installs a new pedestrian bridge over Toll Gate Creek at 13th Avenue, new low-water crossing at East Toll Gate Creek, and new trail lighting at critical locations (phase 1 scheduled for completion in December 2017, and phase 2 in July 2018).
