Advantage: Flexible Zoning Options
It's easier than ever for property owners to rezone property to allow for unique "live, work, play" developments near light rail stations, activity centers and along major transportation corridors.
Advantage: Access to Online Tools and Resources
The city has created a number of online mapping tools. This follows other electronic tools and resources that have been added in the last few years, including development application submissions, plan review, project status updates and more.
Advantage: Competitive Tap Fees
Service connection tap fees have been cut for most users. A new tap fee incentive encourages vertical mixed-use buildings in high density areas.
Advantage: Urban Land Dedication Requirements
Small urban parks and gathering spaces make better sense in urban areas with higher density and less space, such as transit-oriented developments. City rules allow developers of these types of projects to meet the needs of park and open spaces in this way.
Advantage: Zoning Code Update
The city is updating its zoning code, which is more than 50 years old and has been updated on a patchwork basis, making it overly complex, internally inconsistent and difficult to administer. The third module of the newly revised code is now posted for public review and comment.
Advantage: Rebates and Incentives
The city offers rebates and incentives such as the Brownfields Loan Fund and the Business Revolving Loan Fund to make properties more desirable for development and easier for business owners to achieve success.
Advantage: Mobile Food Truck Program
The city's Mobile Food Truck Program updated the city's mobile food truck regulations, making it easier for food truck vendors to operate in Aurora. An online mapping tool enables food truck vendors to easily locate places to operate.
