Single-Family Rehabilitation Loan Program

 

The Single-Family Rehabilitation Loan Program provides loans to low- and moderate-income homeowners who desire to rehabilitate their primary residences. The program involves a deferred repayment of a 5 percent simple interest accruing loan for a maximum 5-year period and includes funds to correct city code violations, structural deficiencies, improve energy efficiency and/or replacement of non-luxury items. In keeping with the intent of the program, cosmetic changes or upgrades to the property are not authorized.

Typical rehabilitation projects consist of upgrades to electrical, plumbing and heating systems; updating floor covering; repairing and/or replacing kitchen and bathroom(s); replacing windows and doors; and painting.

$750k to $1 million annually

Rehabilitate 48 homes annually

Applicant must own and occupy the home; and meet HUD’s low/moderate income guidelines

Multi-Family Rehabilitation Loan Program

 

The Multi-Family Rehabilitation Loan Program contributes to a vibrant community by ensuring that there is safe, decent and affordable multi-family housing available for low- and moderate-income residents.

This rehabilitation program provides low-interest loans to eligible multi-family property owners with properties in need of refurbishment.

Program participants must refurbish the property to an agreed-upon standard and make units available to low- and moderate-income tenants. and owners of low- and moderate-income, multi-family apartment complexes.

Assisted units within a building must be occupied by low income households; available citywide with priority in the Original Aurora area

Handicapped Accessibility Loan Program

 

The Handicap Accessibility Loan Program is a pilot program designed to provide handicap accessible, single-family home repairs. In the form of deferred loans up to $10,000, handicap-related repairs can include the installation of wheel chair ramps, chair lifts, widening of doorways (exterior and interior), kitchen repairs, bathroom repairs and any other handicap accessibility needs. Although handicap accessibility issues are addressed under the HOME-funded Single Family Rehabilitation Program, this program allows repairs specific to accessibility, without the requirement to renovate the entire home.
